Cypress Ridge Residence

This wasn't your typical lakeside home. After the area saw wildfires in 2023, the clients wanted something that'd actually stand up to future threats. We used fiber-cement cladding with a 2-hour fire rating and positioned the structure to work with natural wind patterns. The big windows everyone wanted? Yeah, we made that happen with tempered, heat-resistant glass.

Five-story commercial space that needed to meet some pretty strict municipal fire codes. The challenge was keeping it accessible and open-feeling while incorporating fire barriers. Ended up designing compartmentalized zones that you don't even notice when you're walking through. Plus, the whole thing runs on geothermal heating.

1889 brick warehouse that needed serious life breathed back into it. The heritage committee wanted original character preserved, but the building also had to meet current fire suppression standards. We retrofitted sprinkler systems into existing beams, upgraded all electrical behind original brick facades, and treated exposed timber with modern fire retardants that don't change the appearance.

High-altitude build in a fire-prone area. The clients loved the mountain aesthetic but didn't wanna compromise on safety. We went with metal roofing, concrete foundation walls, and strategically placed stone accents. Created defensible space around the property that actually looks intentional, not just bare.

Ground-level retail with residential units above. The tricky part was meeting occupancy separation requirements while keeping the design cohesive. Used fire-rated floor assemblies and installed hidden barriers that maintain the building's clean lines. The retail tenants got their open concept, residents got their quiet spaces.

Coastal property with salt air concerns and the usual fire safety requirements. Worked with marine-grade materials that're also fire-resistant - not an easy combo to find. The outdoor living spaces needed special attention since they're so close to the main structure. Ended up using concrete pavers and steel pergolas instead of traditional wood decking.

Public space that needed to handle high traffic while maintaining strict safety protocols. Multiple exit strategies, fire-rated corridors, and a sprinkler system that's basically invisible. The kids' area and seniors' lounge required different approaches, but we managed to keep everything feeling connected. Got LEED Platinum on this one, which was pretty sweet.

Kits Point Townhomes

Eight-unit townhome development where each unit needed to be fire-separated from its neighbors. The shared walls were the main challenge - had to use double fire-rated drywall assemblies with staggered studs. Roofline design helps with ember protection, and all the landscaping's fire-smart without looking too manicured.

Mount Pleasant Chapel

1912 chapel conversion to community arts space. The original timber roof trusses were gorgeous but totally non-compliant. We treated them with intumescent coatings that're practically invisible and upgraded the electrical throughout. The stained glass stayed, obviously - just added protective glazing behind it. Place hosts concerts now and everyone feels safe.

Restaurant fit-out where the kitchen's fire suppression had to be bulletproof. Commercial kitchens are already high-risk, so we went above code requirements. Ansul system, fire-rated walls around cooking areas, and proper ventilation that actually works. The dining room feels open and airy despite all the safety infrastructure hidden behind the scenes.

Public waterfront pavilion that needed to withstand coastal conditions and meet city fire codes for gathering spaces. Used weathered steel and concrete - materials that age gracefully and won't combust. The covered areas provide shelter without feeling enclosed, and the whole thing's designed to handle crowds safely during events.

Off-grid retreat in a heavily wooded area. Wildfire risk was the main concern, so we kept the footprint compact and cleared vegetation strategically. Metal roof, fiber-cement siding, and the deck's made from composite materials. Still feels like a forest cabin, just one that'll actually survive if embers start flying.
